On Friday, June 3rd, the 2016 graduating class of Wellesley High School celebrated their extraordinary academic achievements at the commencement ceremony held outside at Hunnewell Field. This graduating class carried on the proud tradition of excellence at Wellesley High School, representing its 147th graduation ceremony.

The 2016 class was the first class to spend all four years in the newly built, $115 million dollar, Wellesley High School. This beautiful facility features the latest educational technology and green design elements. Wellesley High School is recognized for its dedication to academic excellence and innovative programming. The school was ranked as the 21st best high school in Massachusetts by U.S. News and World Report in 2016 based on college readiness and state test scores. The city of Wellesley is proud of its public school system and the incredible achievements of its students.

We wish much success to the 2016 Wellesley High School graduates in all their future endeavors!! Go Raiders!

Mortgage Rates Remain at Historic Lows!

The latest report from Freddie Mac shows that the 30-year fixed-rate mortgage averaged 3.61% last week, slightly down from the week before (3.66%), and nearly 20 points lower than a year ago (3.80%).

One More Time… You Do Not Need 20% Down To Buy NOW!

A survey by Ipsos found that the American public is still somewhat confused about what is actually necessary to qualify for a home mortgage loan in today’s housing market. The study pointed out two major misconceptions that we want to address today. 

1. Down Payment

The survey revealed that consumers overestimate the down payment funds needed to qualify for a home loan. According to the report, 36% think a 20% down payment is always required. In actuality, there are many loans written with a down payment of 3% or less.

The List of Top Schools in Massachusetts has officially been recorded, and two schools in our local community made the list! Congrats to Needham High School ranking #11 and Wellesley High School ranking #21!! School rankings are determined by both student-teacher ratio and college readiness, both critical elements to the MassCore program of studies which readies students for the workforce.

Located in Needham MA is Needham High School, which has approximately 1,400 students. Needham HS offers excellent academics and a wide range of co-curricular activities, including and interscholastic athletic program and 50 clubs. 85% of Needham High School students are involved in at least one activity! Over Half of all Americans are Looking to Buy a Home in the Next 5 Years!

It takes work to prepare your home for success on the market......but putting in that work will yield greater rewards in the end!  These tips will be your guide to help you get the best return on your investment, your home.

 Get an Inspection

Although your property may look up to par, it is beneficial to be aware of any potential problem that could come up later in the process. Every time a buyer walks through the door, they will be looking for the slightest reason to lower the price. The best way to eliminate this issue is to get an inspection on the front end.  Home inspections usually range from $300 - $700,  but will save you thousands in the end.

 

Repair What You Can.                                                                                                         

After receiving your home inspection, it is time to tackle each problem one step at a time. Whether you revive your garden, replace an appliance or repair a broken screen... every improvement counts.  A new line of caulk in the shower and a fresh coat of grout on the tiles can make your bathroom look brand new. If you are ready to take on your next project, head over to your local hardware store for a great selection of tools, paint, grout and just about anything else you may need. Just remember, the old 3:1 ratio...you want to make sure that for every dollar you spend, you are getting at least a return of three dollars back in your pocket.

 

Get Estimates on What You Can’t Fix.

While making repairs to your Natick home, keep in mind that the money spent on small projects will give you a positive return. However, there may be a few issues that stretch outside your budget, or the return on your investment may not be worth the dollars spent. In this case it is better to negotiate with your potential buyer than to lay out the larger sums of money at this time.

Imaging getting ready for a first date, trying on different outfits, and spending hours in front of the mirror. This is the same way you need to treat your home. Your potential buyer needs to fall in love at first site. It doesn't cost you any additional money, just your time...and it will pay off big.
