Metrowest MA Energy Saving Tips for the Winter Weather Season

For many of us in Wellesley, Natick, Needham & Weston the winter season brings visions of the holidays, winter sports and nights sitting around the fireplace wrapped up in a comforter sipping on our favorite hot drinks. For others it causes headaches and sleepless nights of cold or worries over a soaring energy bill.

Instead of worrying, there are things that can be done to limit the damage to our wallet, and still keep you and your family safe and comfortable during the winter months.  Here are some “easy to do” energy saving tips to try:

  • GET A HOME ENERGY AUDIT-most companies will do this for free.
  • CLEAN & MAINTAIN YOUR HEATING SYSTEM
  • REPLACE BROKEN WINDOWS & DOORS                                           
  • INSULATE YOUR WINDOWS
  • SEAL ALL LEAKS IN YOUR HOME- including where cables & pipes come into the home and around sump pump.
  • WEATHERSTRIP- Windows & Doors                                                                    
  • REPAIR ROOF DAMAGE- REPLACE IF NECESSARY
  • MAINTAIN, REPAIR OR REPLACE WATER HEATER
  • WRAP (INSULATE) WATER HEATER
  • CLEAN FIREPLACE/CHIMNEY BEFORE SEASONAL USE
  • ADD ADDITIONAL INSULATION to attic, basement, exterior walls.

A few other things to do ……:

  • Unplug all unused appliances,  and electrical components
  • Use Energy Star Products
  • Install Programmable Thermostats
  • Always turn off lights in rooms not being used
  • Turn down thermostat at night time
  • Make sure curtains are open during daytime (Sunshine) hours
  • Clear all Heating Vents of furniture or blocks of any kind

Keep in mind that if you are planning on selling your home, buyers are very conscience of energy costs associated with a home. Buyers will always ask for the prior heating and cooling records for that home. Anything you can do to make your home more energy efficient will not only help you, but will also help you sell your home at a later time. Buyers at this time are not just looking for the home to be the “beautiful home” on the outside….they need it to be the “energy efficient” home on the inside for them to grab it when it goes on the market.

Preparing your Natick MA Home for the Market

It takes work to prepare your home for success on the market......but putting in that work will yield greater rewards in the end!  These tips will be your guide to help you get the best return on your investment, your home.

 Get an Inspection

Although your property may look up to par, it is beneficial to be aware of any potential problem that could come up later in the process. Every time a buyer walks through the door, they will be looking for the slightest reason to lower the price. The best way to eliminate this issue is to get an inspection on the front end.  Home inspections usually range from $300 - $700,  but will save you thousands in the end.

 

Repair What You Can.                                                                                                         

After receiving your home inspection, it is time to tackle each problem one step at a time. Whether you revive your garden, replace an appliance or repair a broken screen... every improvement counts.  A new line of caulk in the shower and a fresh coat of grout on the tiles can make your bathroom look brand new. If you are ready to take on your next project, head over to your local hardware store for a great selection of tools, paint, grout and just about anything else you may need. Just remember, the old 3:1 ratio...you want to make sure that for every dollar you spend, you are getting at least a return of three dollars back in your pocket.

 

Get Estimates on What You Can’t Fix.

Natick MA Home Selling Tips For A Quicker Sale

Making the choice to put your Natick MA or Metrowest Boston MA home on the market means you've decided it's time to sell your home.  Sounds simple and accurate, right? Then it is important to do everything possible to achieve the goal of selling your home....and that sometimes means doing things that we may not think are necessary.  What do we mean by that?  Applying some tried and true tasks like these:

Here are some cheap and easy ways to get your home ready to put on the market that will help it to show better....resulting in fewer days on the market, higher bids and an earlier sale.  Sound good?  

1. You need to pack away most of your personal items you have laying around your home.  Why?  Because your potential buyer needs to be able to view the home as "their possible home", not yours.  So grab some moving boxes, bubble wrap and packing tape and get to work.

2. GET RID OF THE CLUTTER!! We know you've heard it before, but we can't say it enough. You have to get rid of all the clutter in your home, in every room, basement and garage included.  Even if it means you rent a storage space while your house is up for sale, do whatever it takes to get it out of your home.  We'd recommend going through all your items and having a yard sale to get rid of the things you truly do not need.

3. Freshen Up!  One of the least expensive, high impact things you can do is paint a room!  It will give it a whole new vibe and a freshness that it needs for your buyers to be drawn into the home.  Remember to use a neutral palette so that your potential buyers can put their own decorating panache into the home.

4. THE WHITE GLOVE TEST! This should go without saying...but too often still needs to be said...THE HOUSE NEEDS TO BE SPOTLESS! That means down on your hands and knees to scrub the floors, corners, and baseboards.  The walls and ceilings wiped down, closets, drawers, windows...everything!  in the kitchen, your stove, refrigerator and all appliances need to be cleaned out and sparkling.  If you choose not to do this, you will see the negative results in the amount of money bid.

5. Have a Professional Stager come through your home and set up each room to highlight it's best assets.  The stager takes lighting, flow, color and more into their recommendations and will set your room/home up accordingly.  Even you will be surprised at how your home will look when they are done.

Like we said, these are simple things, but they make a world of difference to the "buyers" who will be coming through your door.  So make the most of each and every showing, so that you can sell your home in the shortest amount of time....for the most amount of money!

We all know that if your home is in a prestigious neighborhood or has acres of land, that that is what will be your "lead in" for your Home Ad.  But what if you have a great, normal home in Natick? 5. Senior Friendly Features:  Many families are now moving aging family members in with them.  This has made the search for homes with in-law suites or senior family features like: single story layouts, level-in entrance (no stairs) and low maintenance landscaping. Even extra bedrooms with a bath need to be marketed as such.  This is a new direction in the way that Americans are living so it makes a great lead in for marketing.
 
6. Mini-Green Features:  There are plenty of buyers out there that are attracted to ANY green features.  So don't underestimate your little organic backyard garden, a small compost bin and recycling machines.  All these deserve a small amount of marketing in your ad's because they WILL appeal to a group of individual buyers.
 
7. Natural, Chemical-Free Home Maintenance:  To continue on from above, have you installed a hypoallergenic HVAC system?  Do you use chemical free cleaning supplies?  These are all fantastic things for you, your home and any potential buyer....and another area you NEED to market. Think of families with children, knowing a home is taken care of in this way gives them peace of mind for their little ones health.
